[SoDu Rezoning Radar] Sept. 2, 2025
New applications span across the Hwy. 55 corridor, Old Chapel Hill Road, Farrington Road, and the rapidly changing Fayetteville Road and RTP areas.
As South Durham continues to grow and evolve, rezoning and development proposals remain at the center of the region’s transformation. This month’s SoDu Rezoning Radar highlights a diverse slate of projects - from dense multifamily housing and mixed-use hubs to EV infrastructure and an unprecedented rezoning proposal that could reshape the heart of Research Triangle Park.
New applications span across the Hwy. 55 corridor, Old Chapel Hill Road, Farrington Road, and the rapidly changing Fayetteville Road and RTP areas. A major standout this month is the sweeping proposal to consolidate and rezone all of RTP into a new university campus zoning district - a move with broad implications for land use and innovation across Durham County.
Other proposals signal continued interest in multifamily housing and neighborhood-scale commercial development, alongside a handful of projects returning to the radar with Planning Commission or City Council meetings now set.
Here’s a detailed look at what’s new - and what’s next - on South Durham’s rezoning and development map.
