South Durham Could See More Cubicles Along NC Highway 54

A developer wants to turn more than half an acre of residential land at NC Highway 54 and Dresden Drive into 6,000 square feet of office space.

The property at 1414 NC Hwy. 54 is next door to professional offices at New Hope Court and across the highway from The Arium neighborhood and Hamilton Centre commercial space.

On March 19, Durham Planning Commission members provided comments on the project, which passed by a vote of 10-0.

  • Vice-Chair Sarah Chagaris wanted to alleviate neighborhood concerns by increasing the stormwater commitment from the 25-year level to the 100-year level.
  • Member Garry Cutwright described it as “a straightforward case that fits into the Place Type Map. It’s a good use for this location.”
  • Member Vikas Gurram said the project “is intended to be used as office space for a small business and makes it consistent with the surrounding areas.”
  • Member Edward Johnson voted yes, but noted that the rezoning converts existing housing property into non-housing.
  • Member Matt Kopac indicated that the project fits with the Place Type Map with “only 2 units lost” in the change.

Kelly Carrion, representing 54 Friends LLC, is scheduled to participate in a public hearing about the project during a Durham City Council work session on Aug. 5.
