Three South Durham Projects Bound for Planning Commission

Public hearings are expected for three proposed South Durham development projects when the Planning Commission meets on Feb. 11.

1202 Ellis Rd.

Applicant Thomas and Hutton, represented by Martin Coulter, wants to change the zoning of two parcels of land at 1202 and 1206 Ellis Rd., totaling 1.24 acres. Currently, they’re zoned for residential rural. The applicant wants the designation changed to residential suburban multifamily with a textual development plan to allow as many as 20 single-family or duplex units. The developer held two neighborhood meetings in January and December 2024, with nine and two attendees, respectively. No comments appear in the rezoning explorer about this project.

Methodist Street Townhouses

Applicant Silver Developers, represented by Vince DeFreitas, wants to change the zoning of two parcels of land at 2403 and 2405 South Miami Blvd., totaling 1.19 acres. Currently, they’re zoned for commercial neighborhood. The applicant wants the designation changed to planned development residential with a textual development plan to allow as many as 18 townhouses. The developer held two neighborhood meetings in March and December 2024, with no attendees. No comments appear in the rezoning explorer about this project.

Strauss Drive Townhouses

Applicant Parker Poe, represented by Marie Farmer, wants to change the zoning of two parcels of land west of Strauss Drive. Currently, they’re zoned for commercial center. The applicant wants the designation changed to residential suburban with a graphic development plan and commercial center with a graphic development plan to allow as many as 95 townhouses, detached rowhouses, multiplex, or apartment units. The developer held two neighborhood meetings in April 2024 and January 2025, with seven and two attendees, respectively. No comments appear in the rezoning explorer for this project.
