Townhouses Proposed Along Mineral Springs Road

About 11 acres of land along South Mineral Springs Road in southeast Durham could become as many as 58 townhouses, with at least five of them set aside as affordable housing for residents with a household income at or below 80% of area median income.

The Durham Planning Commission on July 9 is set to hold a public hearing on the Mineral Springs Townhouses project, which is proposed by Dev P. Bastola of Yeti Hospitality Group LLC.

Currently, the zoning is residential suburban but would change to planned development residential if the project is approved. It falls within the Neuse River Basin and sits within the Falls/Jordan District B watershed overlay.

Planners estimate that the new development would add students to the following Durham Public Schools:

  • Bethesda Elementary School: 7.
  • Neal Middle School: 2.
  • Southern School of Energy and Sustainability High School: 3.

The major road affected by the development is South Mineral Springs Road. The townhouses would add an estimated 152 trips per day, planning staff reported. The developer would add exclusive northbound and southbound turn lanes at the site access point.

The staff report states: “The area is auto-dependent, lacks access to multimodal infrastructure, and is not in close proximity to daily services like grocery stores, retail, or healthcare.” Nevertheless, staff found that the proposal is generally consistent with land-use requirements.
