Momentum Real Estate, located in Miami, Fla., has acquired University Hill Apartments, the 269-unit mixed-use community at 3806 University Dr. in Durham.

The acquisition closed April 30 and adds UHill to Momentum Real Estate Fund IV.

Built in 2020 and previously owned by Hawthorne Residential Partners, UHill includes 244,463 rentable square feet, an average unit size of 909 square feet, walkable retail and restaurant space, and the UHill Walls mural collection.

"University Hill represents the type of opportunity we seek for Momentum: a high-quality asset in a market supported by stable employment and education-driven demand," said co-CEO Mauricio Gruener in a news release.
