🏙️ Big Changes Proposed Near RTP: What the Page/Miami Design District Could Mean for South Durham

A major development proposal is heading to the Durham City Council this week—and it could bring big changes to the area just southeast of Research Triangle Park. If approved, the Page/Miami Design District would transform more than 25 acres of underused and industrial land into a dense, mixed-use neighborhood built around future transit.

The vision? A walkable, transit-connected district with shops, housing, and office space, modeled on urban growth concepts like the Compact Suburban Design District. It’s a big shift from the area’s current zoning, which is a patchwork of industrial, commercial, and low-density residential parcels. Supporters say the project could help prepare Durham for the arrival of bus rapid transit and other multimodal options. It also includes an affordable housing bonus to encourage more inclusive development.

The rezoning request goes before City Council this Monday, April 21, at 7 p.m., and the public can attend in person or comment via Zoom. If you live in South Durham, work near RTP, or care about how our region grows, this is a conversation worth tuning into.
